There is a $25.00 Non-Refundable Application Fee Payable at Time of Application.

 

Basic Admission Criteria:

            Head of Household must be at least 18 years of age;

A household’s monthly income/employment must be stable (i.e. employed at current job at least three months) and sufficient to pay required rent (rent-to-income ratio cannot exceed 35%); Satisfactory rental or mortgage history for a minimum of three consecutive years or three consecutive landlords (relatives do not qualify as a previous Landlord reference); Satisfactory credit history and credit rating; No felony conviction in the past five years.

Rejection of Application:

At any point during the verification process, if a negative report is received, the Application to Rent may be rejected and the applicant will be notified in writing of the rejection.  Applicants may provide a written explanation to justify any possible negative reports.  Acceptance of justification is at the discretion of the owner.  Employees of Dakota Management Services are prohibited under any circumstance from discussing the contents of any credit, employment or rental history with the applicant.

Pets are not allowed without written consent of the owner or agent.  Subletting of this property is not allowed without the written consent of the owner or agent.  This application is submitted subject to clearance with The Credit Bureau and satisfactory reports from references listed above.  The applicant may be required to provide receipts for payment of rent for the past two years.

Being obligated by law to give at least 30 days notice before a rent day of my intention to vacate this property.  I agree to show the property to prospective tenants on request of the owner or his agent.

Neither the owner nor the Management is responsible for the loss of personal belongings caused by fire, theft, smoke, water or otherwise.  Proper tenant insurance should be purchased.

No additional residents shall occupy the above premises for a term of longer than one month without application and approval by owner or the Management (excepting in cases of birth, legal custody, or adoption of a minor) and consequential signed “Amendment to Lease/Rental Agreement” adding them as Co-Tenant to the Lease.
